You have the right of at least 24 hours notice before a landlord visit. You have the right to refuse access. I would also be refusing access to people coming through the house all the time if I had a child. Ring Shelter or your local council's private tenants' Officer to be sure of what rights you do have. I had a tenant who had a lease for one year and then the agreement went month-to-month so when the tenant didn't heed my warning to fix his leaky vehicle before a new driveway was put in I gave him 30 days notice and there was nothing they could do about it. I think you really need to look up the landlord/tenant law in Ireland/Dublin as the law there can be completely different than U.S. Laws. I don't think you have to let anyone in since there is no lease stating that but I could be wrong especially since the house is going to be put up for sale. Contact your local housing dept.
